SBA Title provides streamlined title insurance services to SBA lenders nationwide, insuring residential and commercial properties securing SBA 7a and 504 SBA Loans. We exist solely to facilitate our clients’ title insurance requirements, allowing lenders to concentrate on fulfilling core SOP requirements to expedite loan closings. 

Our aim is not to replace existing relationships but to augment these relationships by providing title insurance in states where the lender’s attorney or agent is not licensed.

Streamlined Process:

1.     Lender engages, direct or by its counsel, providing Title Requirements.

2.     Single or Multiple properties; Sole or Multiple owners in any jurisdiction.    

3.     SBA Title's affiliate is TitleExperts, LTD ("TELTD")

4.     TELTD fulfills requirements with its partner to issue the Owner and/or Loan Title Policies.

5.     All Engagements are fixed fee, plus 3rd Party and Title Insurance Premiums.

Facilitating and/or Providing all Title Services:  From Opening to Closing.

1.     SBA 7a and 504 escrow and settlement services – 911 service available.

2.     Recording services in all jurisdictions.

3.     Curative Services with significant influence with underwriters to insure over.

4.     Complex & multi-state title, judgment & UCC searches.

5.     Location, Boundary and ALTA/ASCM Surveys; quotations and management.
6. Zoning Certifications obtained from applicable government jurisdictions.
7. Coordinating and Scheduling Attorney State Closings in all states when required.
8. Document signings, nationwide and internationally; any time, any place.
9. Nationwide title insurance searches.
10. Deletion of standard title exceptions without surveys in transactions up to $5M.
